Om rollen

Som sitechef har du det övergripande ansvaret för teknisk drift, underhåll och utveckling av fastighetstjänster och utemiljö inom ett av våra mest omfattande kunduppdrag. Du leder verksamheten genom två rapporterande driftchefer och deras respektive team, och säkerställer att leveransen är effektiv, kvalitativ och kundanpassad.

Ditt uppdrag omfattar:


- Strategiskt och operativt ansvar för fastighetsteknik och utemiljö

- Ledning av två driftchefer och deras team

- Budget-, resultat- och personalansvar

- Aktiv kunddialog och relationsbyggande med kund

- Arbetsmiljö, kvalitet och avtalsefterlevnad

- Driva förbättringsarbete inom hållbarhet, energieffektivisering och teknisk innovation

Du rapporterar till kontraktchefen och ingår i ledningsgruppen för kontraktet, såväl som för den lokala siten, där samarbete, affärsutveckling och teknisk excellens står i fokus.
Om dig

Vi söker dig som har erfarenhet av ledarskap inom en verksamhet med fokus på fastighetsteknik, gärna i kombination med ansvar för yttre miljö. Du är van att leda genom andra chefer, har ett lösningsorienterat arbetssätt och ett starkt fokus på kvalitet, säkerhet och resultat. Du är trygg i din roll som ledare, coachar dina medarbetare och skapar engagemang genom tydlig kommunikation och närvaro i verksamheten.

Du har troligen en teknisk utbildning i grunden och erfarenhet från exempelvis fastighetsdrift, industriell FM, eller teknisk förvaltning.

Vi ser att du har:

- Erfarenhet från en liknande roll.
- Gedigen ledarerfarenhet och vana att leda genom andra.
- Teknisk förståelse kring fastigheter.
- Erfarenhet av budget- och resultatansvar.
- Mycket goda kunskaper i svenska, i såväl tal som skrift.
- Stor vana att hantera Officepaketet, där Excel är ett viktigt verktyg.
- Körkort B, resor inom regionen ingår i rollen.
- Stark förmåga att skapa och utveckla framgångsrika kundrelationer.
- Vana av att driva förbättringsarbete inom hållbarhet, energieffektivisering och teknisk innovation.
Meriterande är:

- Högskoleutbildning inom relevant område.
- Erfarenhet av  ärendehanteringssystem så som Maximo.

About the Role

As the Facility Manager, you'll play a vital role in leading and ensuring optimal operation, maintenance, and management of our properties. You are responsible for ensuring that the requirements and needs of the operations and property owners are met, both in daily operations and by the long-term strategy. Leading procurement processes for contractors to ensure cost-effective operation and maintenance will be a part of the role.

Safety is our top priority, involving risk assessments and coordination of property-related efforts. You'll drive property issues towards set goals, develop and implement long-term maintenance strategies and investment plans, and handle budget responsibilities with cost control. Optimizing and developing the technical systems of the properties for efficient operation based on lifespan and economics is crucial. Staying abreast of regulations and ensuring compliance with authorities' requirements related to laws and regulations associated with our operations is essential.

Collaboration with various departments within the organization is integral to developing a deep understanding of their specific requirements and needs regarding the property environment. Being proactive and responsive to changes in the business strategy and future development plans is crucial. As part of the job, it's natural to identify areas for improvement and efficiency and implement activities that promote business success.

The role involves overseeing the operation of outdoor environments and infrastructure, including roads, gates, lighting, and other related aspects. You will develop contracts with contractors for property maintenance and outdoor space. You will also supervise and monitor the contractors to ensure they comply with the contract.

About You:

We require a relevant university degree and several years of experience in property development, construction project management, site management, maintenance planning, or similar fields. A good understanding of laws and regulations in the real estate sector is required. Managing properties cost-effectively in the long run requires a thorough knowledge of property economics, law, contracts, and IT.

Having expertise in multiple domains, such as automation, control and regulation technology, electrical systems, HVAC, fire protection, security, ventilation, BAS-P, and BAS-U, can be advantageous. Additionally, knowledge of Contract Law (AB04 & ABT06), previous experience in the industry, and experience in procuring and negotiating for larger construction projects and contract management are also highly desirable. An environmental and sustainability focus in property management, knowledge in EBO and Green View is also valued.

You possess high business acumen and can work independently and make decisions in a dynamic environment. You're solution-oriented, can drive tasks to completion within given timeframes in a quality-assured and efficient manner, and enjoy a coaching leadership style. It is essential to be a humble team player who builds good relationships both internally, among team members, and externally, with clients and partners. The role also requires you to be structured and meticulous, expressing yourself well in both spoken and written Swedish and English.

What you do
In this position, you keep track of our real estate portfolio, as well as managing technical guidelines concerning your buildings, which includes maintenance, energy and ventilation systems, construction from a technical point of view, and branding. You’re involved in bigger investments and the work surrounding how we manage projects related to our buildings, where you create processes and ways of working that function on both a practical and theoretical basis. You support our sites with risk management and are in direct contact with insurance companies in these areas. Together with this, you also do due diligence regarding acquisitions and potential accompanying risks.
This role can be navigated from one of our Sandvik Coromant sites in Europe, whereas preferably in Sweden.


About you
We’re looking for someone with a structural engineering degree or similar education, as well as extensive experience working in larger, international companies, dealing with similar matters as in this role. You have solid knowledge of BMS Systems and tools for analysis connected to this system. Since we act in a global setting, you’re skilled in the English language, while knowing Swedish is beneficial.
You’re innovative and invested in the function you represent – trying to identify local challenges and strive to work with proactive methods. You’re a stable networker, with the ability to build steadfast relationships, all while having clear and concise communication towards different stakeholders – you also prefer working through an operational mindset and getting your hands dirty. With a fine touch, you know when to be more governing and when to leave it up to the sites when attending different matters. You know EU legislations and take humble inspiration from good adaptations in other parts of the world.
